The restoration and redevelopment of this historic warehouse was sympathetically undertaken on behalf of clients over an 18-month period. This included successful planning permission for the addition of two new floors which increased the mass of the building by 20%.
The team ensured that throughout the project proactive actions were implemented to ensure that the short programme was maintained. This included close liaison with the London Fire brigade to gain fire control sign off as a result of the single stair access and desire to maintain the exposed cross-braced timber joists on the existing floors.
As a result of maintaining these design features and the high standards of finishes during construction, an occupier was identified during the construction period and the building was successfully pre-let ahead of market conditions.
Maintaining the programme over a short period from the planning process to the completion ensured that the returns made were ahead of the appraisal and business plan that the team set out.
